Dennis L. Frost, Sr.

Mr. Frost brings 40 years of “hands-on” experience in the real estate business, including brokerage, development, property management, finance, redevelopment of commercial and residential real estate properties and more.  He has maintained a Texas Real Estate Brokerage License throughout his career and as required from time to time, has easily obtained Broker status in other states.  His experience ranges from management of large scale office properties in New York City to acquisition, redevelopment, management and resale of single family homes in Houston, TX.   His clients have included institutional fund advisors, publicly traded REIT’s, private development companies, and not-for-profit organizations.  Currently, Mr. Frost serves as Projects Coordinator for St. Giles Living Centers, a Lufkin, Texas based firm providing housing for individuals with intellectual and developmental disabilities, in addition to his own real estate brokerage and consulting activities.

Mr. Frost’s experience in asset repositioning, property management and operations has been extensive and diverse. He acted as General Manager or had a leading role in the following properties:

  • Gateway Center complex in Newark, New Jersey, a 2,100,000 square foot complex consisting of four office towers connected by a common retail mezzanine for Prudential Property Company, several adjoining parking garages and lots, coordination with Hilton Hotel, all with a sky bridge connection to Penn Station Newark;
  • WorldWide Plaza 1,700,000 square foot high-rise office building ($75,000,000 annual revenue), on a full block of mid-town Manhattan, for Equity Office Properties Trust, the nation’s largest publicly traded owner/operator of commercial office properties, also managed retail concourse and plaza, and handled coordination with the high-rise residential building on the plaza;
  • The 650,000 square foot National Newark Building and the 550,000 square foot Lefcourt Newark Tower historic redevelopments in downtown Newark, NJ for Cogswell Realty Group LLC ;
  • One Exchange Plaza, a 295,000 square foot building in Downtown Manhattan; The Office Center at Short Hills, a 250,000 square foot complex in Short Hills, NJ; Giralda Farms, a 300-plus acre corporate headquarters office park in Madison, NJ and several other New York and New Jersey buildings – all owned by the Prudential Property Company;
  • A portfolio of several New Jersey apartment buildings for a Houston based private investment firm;
  • Currently, Project Coordinator and Trust Fund Manager for St. Giles Living Centers, a Houston based provider of care and housing for over 300 individuals with Intellectual and Developmental Disabilities.

Mr. Frost was also responsible for several development projects earlier in his career including:

  • Lakewood Park residential subdivision in Houston, Texas for River Oaks Financial Corporation;
  • Indian Bayou residential subdivision in Houston, Texas in a Joint Venture between Halifax Corporation and Mischer Development Corporation;
  • Commercial brokerage, commercial land acquisition and resale in Houston, Texas for Halifax Corporation;
  • Negotiation, acquisition, assemblage, finance, marketing, and resale of various blocks in Downtown Houston as Trustee for Hanover Group, Inc.;
  • Vice President in charge of marketing and administration for Beau Chene Plantation golf course community across Lake Ponchatrain from New Orleans, LA.;
  • General Manager of Grover and Associates, a resort development, residential brokerage, and residential construction firm in Galveston, Texas;
  • Development, management and marketing supervision for a 10,500 acre project, including timber contracts, construction contracts, sales contracts, lender relations, and closings for Trinity River Land Company in San Jacinto County, TX;
  • Development and sales for Peppertree Resorts, Ltd. in Fontana Village and Ashville, NC;
  • While still attending the University of Houston, Resort development for Jamaica Resort Corporation in Galveston Texas, which became The Timewealth Corporation based in Houston, Texas (over 6,000 individual properties in Tiki Island, Spanish Grant, Bermuda Beach, Jamaica Beach, Sea Isle, Terramar Beach, and Treasure Island in Galveston and Brazoria Counties, as well as Tahitian Village and Circle D Country Acres in Bastrop County, Texas).

In business, Mr. Frost has assisted in the development and operations of two entertainment companies, two mortgage companies, an industrial pipe distribution company, an internet service provider, and several finance, development, and/or real estate related companies.

Mr. Frost has always been active in political, civic and charitable endeavors.  Currently, Mr. Frost is Vice President, Treasurer, and a founding member of the Board of Directors of the Intellectual and Developmental Disabilities Special Needs Foundation, and has previously served as a mayoral appointee and on the board of countless organizations, including President and Chairman of the prestigious Theatre Under the Stars.  In New Jersey, Mr. Frost was a Director the Regional Business Partnership, Preservation NJ, St. Phillip’s Academy, Integrity, Inc., City Without Walls Gallery, and was instrumental in the formation of The Newark Downtown Special Improvement Committee.
